It’s been an amazing year already! The real estate market has definitely stabilized and many of our investors are restructuring their investment property portfolios by selling off the duds (at a profit!) and are reinvesting into higher performers that have them cashflowing better than they have in years!

If you are thinking of doing the same here are some questions you should ask yourself as you consider selling:

  • Are you better off selling as an investment to another investor OR selling on the open market to a buyer without a tenant?
  • How much will you need to invest in turnover OR can you sell the property As-Is?
  • Do you have more than one property that you can combine and make a package deal?
  • Will you do a 1031 Exchange? Will you pay Capital Gains? Or would you like to reinvest your return into a “like” property?

While it’s always potentially a good time to buy – some of the best investment deals come up beginning in the 4th quarter of the year so if buying more property this year is on your agenda now is the time to start prepping your finances.
